The Fremont Group, LLC (“Fremont”) is a private investment firm specializing in the acquisition of real estate, real estate debt and other real estate related assets. Fremont invests capital as principal with a variety of institutional and private investors. Since its inception in the fall of 1995, Fremont has pursued a wide variety of transactions all related to “value oriented investing” in the real estate arena. Each of Fremont’s investments is carefully analyzed, valued and funded on the basis of its related risk vs. return parameters. Each investment is held in a separately owned and managed investment entity. Fremont’s principal owner is Jonathan M. Keller.
Fremontcapitalizes and manages its assets on a transaction by transaction basis. Depending on the nature, size and location of each investment, Fremont will utilize an array of investors (both debt and equity) and its own capital to complete the capitalization of a transaction. Because Fremont is a value-oriented investor, holding periods for investments can range from long-term holds; ten (10) to twenty five (25) years to short-term; 18 months to four (4) year positions.
Fremont has completed transactions with an aggregate asset value of over three hundred million ($300,000,000) dollars. These acquisitions involve approximately sixty four (64) properties. Fremont’s current portfolio consists of thirty (30) buildings totaling approximately two million square feet. The aggregate asset value of these properties is estimated to be over one hundred sixty million ($160,000,000) dollars. Fremont’s portfolio is currently ninety five (95%) percent leased.
Fremont established its own property management company, Fremont Management, LLC, in 2002. Through this subsidiary, Fremont has the “in-house” capabilities to manage all aspects of its portfolio. Fremont Management does not provide any management services to unrelated third-party companies and is strictly dedicated to improving the long-term value of its own portfolio.
Mr. Keller has worked in various aspects of the real estate business for the past twenty (20) years. Prior to starting Fremont, Mr. Keller was an Associate Director at Sandler, O’Neill & Partners where he co-managed the commercial mortgage, non-performing mortgage and real estate activities of the firm.
Prior to joining Sandler, O’Neill & Partners, Mr. Keller held various real estate positions at Peer & Co., Eastdil Realty, Inc., and Corporate Property Investors. These positions afforded Mr. Keller a well-rounded background in all areas of real estate and finance as well as a wide range of contacts in the marketplace. While at Sandler, O’Neill & Partners, Mr. Keller completed transactions with face value of more than three hundred fifty million ($350,000,000) dollars.
Mr. Keller received Bachelor of Arts degrees in both Economics and Computer Science from Brandeis University in 1983. Mr. Keller is forty three years old, married and resides in West Hartford, Connecticut with his family.
